Where you stand against the market
Your price and your share of guests, as an index where 100 is level.
In Analytics, the Where you stand tab answers two questions: is your price above or below the market, and are you winning your share of guests? Each is an index where 100 is level with the market. Above 100 is ahead, below is behind.
Your price is your advertised rate against the middle rate of the hotels you follow (or, for a short let, the middle rate of similar rentals in your town), over the next four weeks, with a trend so you can see whether you are drifting. It is the rate guests see online, not what they paid, so it is not the textbook average rate index.
Your guests is your occupancy against similar venues in our network over the last 30 days, once your company has joined benchmarking. It stands in for your own competitive set, which we cannot see.
Read together they say more than either does alone. A high price with low occupancy often means price is putting people off; a low price with high occupancy often means you could charge more. If you get a market report such as an STR STAR report or a Lighthouse export, upload it on the same tab and we work out the real figures: your share of guests, your rate and your revenue per available room, each against your competitive set.
